Exchange the Property. Accelerate the Depreciation.
Through Orion 1031 Exchange, investors can defer capital gains and depreciation recapture when they sell, then put a cost segregation study to work on the replacement property.

Cost segregation study on the replacement property
A replacement property acquired through a 1031 exchange can be a strong candidate for a cost segregation study, which may identify components eligible for accelerated depreciation, including bonus depreciation where eligible. Basis carried over from the relinquished property can be treated differently from new money invested, so we coordinate the study with your CPA.

Our review standard
Exchange rules have strict identification and closing deadlines. We recommend every client review the exchange and the cost segregation plan with their CPA and tax counsel before listing a property, and we coordinate that review.
